  • Home Inspection

    A Standard Home Inspection is an evaluation of the visible and accessible interior and exterior structure, systems and components of a home. Your report will include findings of any material defects (a specific issue with a system or component of a residential property that may have a significant, adverse impact on the value of the property, or that poses an unreasonable safety risk). Your detailed report will include recommendations for monitoring, repair or replacement.

    We use a thorough, multi-point checklist that ensures that no stone is left un-turned, and we will explain the overall, general condition of the home and its systems to you and your agent after your inspection is complete.

  • Wind Mitigation

    Wind mitigation inspections are in place to evaluate a home’s construction and assess its potential resistance to forces brought by hurricanes and other categories of windstorms. The inspection verifies type of roof, roof-to-wall connections (clips, straps, toe nail, single or double wraps, etc.), braced gable ends, secondary water barriers, reinforced wall construction and openings (shutters, impact resistant windows and doors; including garage) protection.

    Following Hurricane Andrew, Florida passed a law requiring insurance companies to offer their customers discounts and credits for existing building features and home improvements that reduce damage and loss from wind. In order to qualify for this discount, homes must undergo a certified home wind inspection.

  • 4-Point Inspection

    A 4 point inspection looks at the 4 major systems (Roof, Electrical, Plumbing, HVAC) in an older home. Insurance companies want to know that an older home has been well maintained, and the major systems are in good working condition.

    A 4-Point Inspection includes:

    Roof – Type of roof covering (shingles, tile, rolled). The age and condition of the roof and any missing components.

    Electrical System – The type of the wiring in the home (copper, aluminium, knob and tube). The brand of the electrical panel. The condition of the homes electrical system.

    Heating and Cooling – Is there central heat and air in the home? The age and condition of the system. Are there signs of leaking?

    Plumbing System – Type of supply and drain lines found in the home (copper, CPVC, galvanized, lead, polybutelene, etc. Is there evidence of current leaks? The age of the hot water heater.

    In addition to the written report, we will take photos of each of the major systems to provide to the insurance company.
